Sizes:
Rooms: 15sqm to 37sqm
Suites / apartments: 27sqm to 51sqm
Meals are taken in the communal dining rooms, and there are lounges, libraries and community centres for the residents to have a quiet read or friendly chat with friends and family.
Purchase or Rent:
No units are rented out. Rooms and apartments are purchased on a Tenancy Right basis. A resident's right to remain in that accommodation depends on health and ability. When a resident's health declines and they can no longer cope with daily chores such as cooking, shopping, laundry and so forth, they are offered a mid care unit, where help is provided.
What is a Tenancy Right:
A Tenancy Right is an upfront cash payment for the right to occupy a unit (a room or apartment). A deposit is payable upon signing an agreement and the balance is due one week before occupation.
When a resident moves out of his/her Tenancy Right unit, the unit is refurbished at the resident's cost and resold. A percentage of the new market related price is refunded to the resident or to their estate.
The value of the unit is market related and generally goes up in price each year. Repayment of Tenancy Rights to the resident is based on a sliding scale:
95% refund in first 6 months
90% refund in 7-12 months
85% refund in 13-24 months
80% refund in 25-36 months
70% refund 37-48 months
60% refund in 49-60 months
50% refund 61 months onwards.
The key to a successful retirement is to COME YOUNG - STAY LONG!
